Terms of Cancellation and Payment

Refundable Safety deposit

A deposit of $300 is required. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable upon departure unless anything has occured.


  • 75% if 30 days or more prior to check in
  • 50% if between 15-29 days prior to check in
  • No refund if less than 15 days prior to check in.



Rental rules; Villa Rainbow Dragon, Rawai, Phuket

1. No Early Check-in or late check-out.
2. This is a NON SMOKING unit.
3. Pets are not permitted in rental units under any conditions.
4. REFUNDABLE DAMAGE/RESERVATION DEPOSIT- A refundable damage/reservation deposit of $300 is required. This is paid to our house manager upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable upon departure unless anything has occured.

a. No damage is done to unit or its contents, beyond normal wear and tear.

b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
c. All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and cleaned.
d. All keys are left on the kitchen table and unit is left locked.
e. All charges accrued during the stay are paid prior to departure.
f. No linens are lost or damaged.
5. PAYMENT – An advance payment equal to 50% of the rental rate is required upon reservation. Please make payments in the form of bank transaction in the name of Mette Krogh or PayPal. The advance payment is not a damage deposit. The BALANCE OF RENT is due thirty (30) days before your arrival date.
6. CANCELLATIONS: A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date are subject to a 25% Cancellation fee.  Cancellations that are made twentynine (29) to fifthteen (15) days prior to the arrival date are subject to a 50% Cancellation fee. Cancellations that are made less that fiftheen (15) days prior to the arrival date are subject to a full payment. Early departure does not warrant any refund of rent or deposit. You may choose to purchase travel insurance separately.  See item number fifthteen (15) of this contract.
7. MAXIMUM OCCUPANCY- The maximum number of guests  is limited to fifthteen (15) persons.

8. THIS PROPERTY REQUIRES A TWO (2) NIGHT MINIMUM STAY in low and high season to be booked maximum tree (3) month before arrival. PEAK SEASON MINIMUM STAY is five (5) nights.
9. TOWELS for indoor and for pool side is provided. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.

10. MAID SERVICE – maid service  twice (2) a week in peak season and once (1) a week in high and low season. It is included in the rental rate – more maid service is available at an additional rate.
11. RATE CHANGES – Rates subject to change without notice.
12. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
13. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.
14. HURRICANE OR STORM POLICY – HURRICANE OR STORM POLICY (beach property): No refunds will be given, we highly recommend you purchase travel insurance.
15. TRAVEL INSURANCE:  We highly recommend your purchase travel insurance.
